Meta Ads vs Google Ads: which is better for real estate leads?

Meta Ads vs Google Ads: which is better for real estate leads?

Every builder and broker asks the same question before starting online marketing: should we run ads on Facebook and Instagram (Meta) or on Google? The honest answer is that they do different jobs. Once you understand the difference, the choice becomes simple.

How Meta ads work for real estate

Meta ads show your project to people based on who they are: their location, age, interests and behaviour. Most of these people are not searching for a flat at that moment. You are creating interest.

  • Good for: new launches, plotting projects, building awareness, and getting a high number of leads.
  • Watch out for: lower intent. Many people fill instant forms casually, so lead quality needs filtering.
  • Best format: instant lead forms with 2–3 qualifying questions such as budget, configuration and buying timeline.

How Google Search ads work

Google Search ads show when someone actively types something like "2 BHK flat in Gomti Nagar" or "plots near Prayagraj". These people already want to buy or rent, so intent is much higher.

  • Good for: high-intent buyers, ready-to-move inventory and well-known locations.
  • Watch out for: lower volume and higher cost per click in competitive areas. You need a fast landing page.

So which one should you choose?

For most projects in Tier-2 cities, a combination works best:

  1. Start with Meta for volume and to learn which audience responds.
  2. Add Google Search for buyers who are already searching.
  3. Use retargeting to remind people who visited your page but did not enquire.

Tip: Judge platforms by cost per site visit, not just cost per lead. A cheaper lead that never picks up the phone is not cheap.

The bottom line

Meta creates demand and Google captures demand. The right mix depends on your project, price band and budget, and it should be adjusted every week based on what your sales team reports back.
