RERA and real estate ads: what every builder should know
The Real Estate (Regulation and Development) Act, 2016 (RERA) protects home buyers, and it also applies to how projects are advertised. Before you run any online campaign, make sure your ads follow the basics.
Show the RERA registration number
Under the Act, an advertisement for a registered project should clearly mention the project’s RERA registration number and the website address of the state RERA authority (for Uttar Pradesh, UP RERA). This applies to online ads and landing pages too.
Don’t advertise before registration
Projects that require registration should not be marketed or sold before they are registered with the authority.
Avoid misleading claims
- Don’t promise "guaranteed returns" or assured appreciation.
- Don’t show amenities or approvals that are not actually part of the project.
- Keep possession dates and pricing accurate.
Keep platform rules in mind too
Meta and Google also have their own advertising policies for housing and financial claims. Ads that break them may be rejected or your account may be restricted.
Note: This article is general information, not legal advice. Please confirm the exact requirements for your project with your legal advisor or the state RERA website.
At Atlians, we add RERA details to creatives and landing pages wherever they apply, and we avoid claims that could mislead buyers.
Our team can plan and run it for your business.
